It most likely depends on two things. First, how many out going links did the PR5 webpage have. In addition was the page your actual backlink came from the page with a PR5? Second, did you check and see if the link that you recieved was "no follow"?

If you get the answer to these questions then you will know the answer to your question.

Also you need it to be updated. How long do you have that PR5 link??
I think once updated, you'll see you PR improve up to PR3-PR4...

where can someone get these pr5 backlinks? also are the paid or free?

James is right besides it depends on the relevancy of the backlinks.

Well, if I'm not mistaken, the next PR update is a couple of months away. So continue Building Links and eventually you'll get a good PR.

There are several reasons,

--> most common is having "nofollow" or "external nofollow" attribute in the link code

--> your link may be on low pr page, some times may happen that page not yet cached in Google

--> You may not get any link juice from links farm

It also depends when you got those back-links ... and whether the PR update was done by Google or not.

Years ago, Google used to update on a fairly regular monthly schedule. Now, the updates are more sporadic.... so my advise is wait for some more time... and keep working on the backlinks 27*7 ... no one knows when they decide to do a PR Update. earlier it was something once in 3 months i believe

Nofollow tag issue.. as one poster said how many out going links they have on those PR5 website..

and are those real PR5 pages...
