    Default What is Google's problem?

I am ranked 5th on Yahoo (sunnyvale real estate) on the first page MSN (Sunnyvale Realtor) and nowhere to be found on google for either one.

    Jim,

SEO wise, your site leaves a lot too be desired. The search engines are not following your framed pages properly, there is too much canned content, and not enough "real" or original content about your service areas.

With that being said, there are a few positives that I was able to pick out. First, the phrase "Sunnyvale real estate" is a relatively non-competitive term and you should be able to get to the top 5 within the next 3-4 months.

On Google, when I checked the search query:

    allinanchor:Sunnyvale real estate

your site did not even show up in the top 100 results. That tells me you definitely need to build more links to your site using the anchor (linking)text "Sunnyvale real estate". Depending upon the quality of the web sites that you choose to provide those links to you, my best estimate is that you will need 5-10 good links (with that anchor text) to crack Google's top 10. (Yes, really - only 5-10 good links. As I stated earlier, that is a non-competitive phrase).

Over the next few months, if you add 100 or so links you should crack the top 3. My suggestion is to have 50% of those links use the anchor text "Sunnyvale real estate" and the remaining 50% use "Sunnyvale CA real estate".

If Sunnyvale is your primary target phrase I would also suggest using it in your TITLE tag.

I have seen the same with my site. Some keywords place me at the top of the first page on Yahoo but don't rank well with Google. Other keywords rank well with Google but not with Yahoo. Not sure why.

Made some minor changes to tweak my site for better SEO and joined active rain. Now #2 on Yahoo. Hopefully Google will improve as well once my site gets crawled.

Hopefully, I have fixed whatever Google did not like.

    Default google stuff

Hello. As Golf Guy says, google pays real attention to the <title> tag. I have seen it on many of my sites and in fact is the main feature for google from all of them.

What i do is to change the title tag once the browser have my sites on the top of the list for that search.

For example: if the title is "Real Estate on Panama", once i appear on the first page i change it to "Real Estate on Caribbean Panama", as you can see there is a new word. Then imagine all the possibilities.

Of course you have to modify the keywords to improve google

    Hey HHI Golf Guy!

Good post and nice to see someone else from SC in here....I'm hanging my hat in Pawleys Island near Myrtle Beach.... its always nice to read an intelligent reply to someones SEO problems that actually understands SEO.

I always try to do the url with the primary phrase and of course the first words of the title, first words of content (also done with h1 code) etc.. and the reply about the anchor text is right on the money as you can see by my Sig for the clients site I'm currently out on the webs creating back links to

Thanks. I make a living doing SEO and I have happy clients

Things have been brutally hot here in HHI this summer, and I imagine they have been the same out your way. I'm very glad that the busy part of tourist season is over and the temp has "cooled off" to the low 90's.

one of the easiest things you can do is add a text link in your signature on these posts... very easy way to tell the search engines... and people what your site is about.... try google analitics or seobook.com to find what keywords you need to target! I see lots of my REALTOR buddies go after small time keywords, or key words that get almost NO traffic at all.. and thats a huge mistake.

    Jim,

You're site will never rank for that keyword unless you get a ton of links to your site with the link text "sunnyvale real estate".

And I mean a lot of links from other real estate related sites.

Also, you're using framed pages! No one uses framed pages when they want to rank for a keyword. You might as well have zero content on your site.

You're also not using H1 tags properly.

I only looked at your site for 2 seconds to realize that.

I have a solution in mind that will allow you to keep your site the way it is without having to change much...

But you'd have to hire me for that.
