A google experience
Here is an experience I am having with google. Four days ago I gave two urls to google to spider. Within two days both sites were showing up in google, but neither had a PR. One site is a site for the University of Florida for green living expo http://keysglee.com, the second site is a commercial site. Keysglee.com has a PR4 today. I carefully linked 5 local sites with good PR to the commercial site. As I said it shows up on google listings but no PR. What is also interesting, all pages have a pr3 or pr4, even links.php with no content at all has a PR3. I know it is still too early to draw any conclusions but anyone want to speculate?

While no one knows the timing of Google's PR updates, from the last few waves it appears that PR that we see on the toolbar is being updated quarterly. With that said, look for the next update sometime at the end of March or early April.

Timing is important and that may be why one site was updated but not the other. I am also interested in "what google looks for." It seems that even a blank page can get a PR3. BTW, even the title, description and keywords were the default on the blank pages. I usually optimize the title and description for each page but didn't do it on this site. Conclusions can not be drawn on a sample of one but it would be good to know what would happen if you were able to optimize one page for a pr6, would the other site pages go to a pr5.

PR (that we see on the toolbar) has nothing to do with on page optimization. It's simply a measurement of how popular your web site is based upon the quality and quantity of links that point to your web site. There is some speculation that Google uses their own internal PR calculation in their SERP algo that is much different than the values that we see.
If all of the links coming in to your web site point to the home page, the hierarchy of PR values would look like a pyramid. For example, if you home page was a PR3, all pages that are one click away from the home page would be a PR2, two clicks away from the home page would be a PR1, three clicks or more away from the home page would be a PR0.
Now, if your internal pages also had direct links to them from other web sites, they could gain additional PR from those sites. Then pages linked from that internal page would also gain some incremental or trickle down PR. That's why you may occasionally see a site with an internal page with a higher PR than the index page.
I have seen experiments where someone will have a page with only the word "hello" on it and the page is a PR6.
Of course, the actual distribution of PR values is a bit more complex than I have described her, but in general it's a good analysis.
Yes, timing is a huge issue. You might have 5,000 backlinks, but if Google hasn't found them by the time it goes into PR update mode you have to wait another 3 months or so.

Does the Google Directory Show Future PR?
Another popular theory is that Google is one or two PR updates behind the Google Directory.
If you have been fortunate enough to be included in DMOZ you will also be included in the Google Directory and can possibly take a peak into your future PR status.
CAUTION: It appears that a lot of real estate sites will be receiving lower PR, so before you look remove all sharp objects from the room and stay away from any open windows.
