1. You definately need more content throughout your site. Especially on the homepage. The robots that crawl your site will read your content looking for the appropriate keywords. Many people feel that meta tag keywords are not as important as having the actual keywords incorporated on your site.
2. Your title tag should be right after your head tag. On your site, your title tag is the 6th line down from the head tag. Title tags are critical to SEO.
That is all for now. Good luck

Very nice site overall. Keep in mind, I am not an SEO expert, but the only thing I can see for improvement is having good alt tags attached to your images. Instead of having an image's alt tag as "logo" you could have it as "Chicago real estate." Alt tags are another way of giving the robots something to see.
Since my expertise is copywriting...there are grammar/syntax issues on most of the pages. Not many, but enough to catch my eye. You just have to decide if that is important to you.
From a marketing standpoint, the copy could be a little more persuasive and benefit focused.
Hope some of this helps

parklane -- You have 28 code warnings, of which you've made the most common error, and that's where you didn't start your site off with the required <!DOCTYPE Declaration>.
A DOCTYPE Declaration is mandatory for most current markup languages and without one it is impossible to reliably validate a document. The DOCTYPE defines the version of the document like -- HTML 4.0.1, XHTML 1.0, 1.1, ...etc.
Now; here's the rest of your code warnings you may wish to fix:
line 1 column 1 - Warning: missing <!DOCTYPE> declaration
line 33 column 19 - Warning: <embed> is not approved by W3C
line 33 column 198 - Warning: discarding unexpected </embed>
line 163 column 5 - Warning: discarding unexpected </font>
line 14 column 1 - Warning: <script> inserting "type" attribute
line 15 column 1 - Warning: <script> inserting "type" attribute
line 26 column 31 - Warning: <img> lacks "alt" attribute
line 30 column 15 - Warning: <object> proprietary attribute value "absbottom"
line 33 column 19 - Warning: <embed> proprietary attribute value "absbottom"
line 39 column 7 - Warning: <td> proprietary attribute "background"
line 40 column 7 - Warning: <td> proprietary attribute "background"
line 43 column 7 - Warning: <td> proprietary attribute "background"
line 47 column 46 - Warning: <img> lacks "alt" attribute
line 54 column 39 - Warning: <img> lacks "alt" attribute
line 60 column 53 - Warning: <img> lacks "alt" attribute
line 65 column 1 - Warning: <script> inserting "type" attribute
line 90 column 72 - Warning: <script> inserting "type" attribute
line 114 column 51 - Warning: <script> inserting "type" attribute
line 119 column 102 - Warning: <img> lacks "alt" attribute
line 127 column 25 - Warning: <td> proprietary attribute "background"
line 128 column 25 - Warning: <img> lacks "alt" attribute
line 129 column 29 - Warning: <img> proprietary attribute value "absmiddle"
line 129 column 29 - Warning: <img> lacks "alt" attribute
line 139 column 50 - Warning: <table> proprietary attribute "height"
line 139 column 50 - Warning: <table> proprietary attribute "background"
line 153 column 36 - Warning: <img> lacks "alt" attribute
line 161 column 3 - Warning: <tr> proprietary attribute "height"

horatiub -- It's not bad for a template, but I'd move everything to the top of the page, since the background looks kinda funny showing above the template ... then, I'd look into fixing the following coding errors:
line 74 column 249 - Warning: replacing <p> by <br>
line 74 column 249 - Warning: inserting implicit <br>
line 74 column 249 - Warning: <br> element not empty or not closed
line 313 column 2 - Warning: <style> isn't allowed in <div> elements
line 74 column 8 - Warning: <table> proprietary attribute "height"
line 108 column 4 - Warning: <img> attribute "height" has invalid value "93.2421875"
line 114 column 4 - Warning: <img> attribute "height" has invalid value "93.1875"
line 120 column 4 - Warning: <img> attribute "height" has invalid value "109.375"
line 74 column 5 - Warning: trimming empty <p>
line 74 column 2649 - Warning: trimming empty <address>

hi there,
thank for your input, but I'm not sure I understood what you meant by moving everything to the top of the page etc..
Can you explain me in detail?
Thanks

I will pass the info to the designer and see what he can do.
