Creating Links through Signatures on Unpopular Forums
I have a question,
I'm thinking signatures on popular forums like dp and so on don't carry as much weight as other forums since so many people just spam their crap. My niche is real estate but wouldn't forums focused on my location also help just as much, or almost as much, as a good real estate forum? I have had a lot of success in finding city, county, classified, specific post related forums. Is anyone else using this method?

Isn't this exactly what you are proposing to do on these forums that are unrelated to your signature? Links are always best when they are coming from authority sites like this one.

Right, I realize that this is and other real estate authorities are probably one of the best sources for URL's pointing to my Real Estate blog. I look at it this way, my client offers Real Estate in Central Minnesota. So, why wouldn't forums on Central Minnesota be worth quite a bit of "juice" too?

for me its more to get ideas
Forums for me are to learn about current trends and know other people in business.
Signature links usually does not get you high quality incoming links but they are good because if you are participating in forums giving smart suggestions then some people clicks on your signature link to see who you are.
They are good for word of mouth kind of advertisement.Just a Professional

Any good recommendations that you give the community will help you overall not just in links but also people seeing how knowledgable you are in your respective niche.

I would try to stick to forums related to you niche. But as you mentioned having links in the forums of cities you are targeting may be of some seo benefit.
However, you do want to make sure you are providing quality content in those forums and contributing to the discussion. Just creating posts in order to get your sig posted does come off spammy.
I agree that the best way to get people to click on your signature is to post great content that entices the reader to want to know more about you....possibly leading to them clicking your signature link.

I think it is always good to your link on sites related to the area that you are marketing. Even better if that site is quite powerful.
