    They know this is the safest spot on the planet for their money.
    The Phillipines (especially the outer islands) is flush with potential
    terroists. If you have a lot og money, maybe for diversification only,
    someone might want to invest in a foreign country. Look at the
    Russian billionaires. They are buying up everthing they can get
    their hands on in the big cities in the USA. God Bless America!

    Well, rebating is your choice. If you feel giving discount to a client then why not but as you said it is stupid in the long run. Maybe just give rebate on selected clients so that if they have friends, they can make a good referral. What do you think?

    You do not have to have a real estate license to becoming an investor in TX area, getting real estate license may help you to analyze the neoghborhoods. Good Luck...

    Having the license is very important and do help in knowing the best one can get from this industry. I mean, many people here are investing and License is what I feel is very important.

    Real estate agents understands everything properly when they have to make the deals so that, there will not be any problem with any client in future. Also, there are several things that needs to be manage well when investments are done.

    Real estate agents are always good in providing all the services that are necessary and worth helpful and yet beneficial. Their job is actually very convincing and a person who is stepping into this needs to be very focus.

    Default No Money Down Technigues work for anyone!!

    The traditional way of investing in property says you have to go to a lending institution and put money down. With today's market (especially in FL) you don't need to do things the traditional way. There are many ways to invest into property using no money down techniques regardless of your credit picture. These different techniques are referred to as creative real estate investing. Just remember there is no cut and dry way to do things. You can structure a deal however you chose as long as all parties involved are benefiting. I could write pages and pages and pages of information for you here and still be scratching the surface. I know you want substance of techniques I'm talking about, but again it would take me hours. Here is what I would recommend to you. I hope you like to read!! Research "no money down techniques to invest into real estate" on line. There are thousands of books as well. What you need more than anything else though is a mentor. You can find a mentor online through blogs and forums, you can find mentors through pay programs, but the easiest and cheapest way to find a mentor is to join a credible real estate investors club in your area. Don't be shy!! Introduce yourself to everyone you meet at the meetings until you find the right person to mentor you. Real estate investors who are successful are usually nice people and if they have the time would be more than willing to exchange phone numbers with you and answer questions from time to time. Something important to remember however is your either in or out!! What I mean by that is look at yourself in the mirror before you begin this great real estate adventure make sure you are committed to yourself and committed to building your business, otherwise you would be wasting your time and others. Commit! Commit!! Commit!!! Real Estate is a numbers game and it absolutely works for anyone regardless of your situation. Great Luck and God speed in your Real Estate Journey!!
