    My apologies if my post is somewhat irrelevant to the site.
    i am not able to log in to my zillow account and thought maybe i can post my simple question here instead.just need an advice should i increase the rent if a dog was added bec of tenants requests?

    If your contract does not specifically stipulate it, you cannot just increase the rent because technically, a dog or any other animal is not occupying a room in the house. You can however stipulate that any damage incurred by the pet has to be paid be the renter or get penalized.

    Hi there Emperial

    I agree with realestate girl. You cannot typically increase the rates of the rent because of the dog. However, you can add a little bit with their security deposit as a coverage for any damage/s the dog might bring. And since as you mentioned that it's your tenant who actually request a dog(lets say for an added security) you can let them sign a pet addendum holding them accountable for the dog.

    Yes, considerably this happens and tenant have to look after all the things. If any damage happens by the pet. You can simply mention all the things in your agreement so that the tenants will look after all the things.
