I have a contact who is a pioneer in real estate podcasts.... been doing them for over 2 years before most people even knew what a podcast was. Let me know if you want more information from him. He has been interviewed in several internet locations.

You don't need to do a podcast to use audio in your
marketing.
There are many services available that will allow you to
record audio on your computer and then send it out via
an email link.
Your clients just click the link and listen to your message.
It's fast, easy and very affordable to use.
I would start here first and then see if you enjoy doing it
before you go to the trouble of trying to set a regular
podcast.

I am trying to start a Digg group and I believe that a large enough group would really help in developing traffic to podcast blogs. Also to leave my two cents as a consumer I really like podcasts and have thought about implementing this strategy myself on occasions. I am curious if people who participate in using these can share their successes and failures.
