    Thumbs up Happy Days for California Agents

    I just got some of the best news I have gotten since the beginning of this year. I was talking with a broker friend and he has programs that are still 100% LTV and can fund on 400 fico score. He is sending me an email with everything he is able to fund on. I will post when I get the email. If you are intrested and have clients that need to by/sell/refi but were unable due to programs beig shut down I can forward you his info. He is willing to do broker co-op I think he said $1000.00 but don't quote me I will know everything once he emails me. He said he would have it to me within 48 hours. Those who can't waite for my post you can reply to this post with your email and I will forward you his info. As I get info I will post so that everyone can benifit from this.

    As promised here is the info I got and am willing to pass on to who ever can get benifit from it. The only thing is if you are intrested post so I know your serious. This broker is a good friend and a long time business relationship and I do not want any bad experiences to effect our working relationship. The broker co-op split depends on how much work you need him to do and that you can work out with him.

    We can offer all programs:
    *) FHA Financing;
    No Minimum FICO Scores
    Seller Contributions to 6%

    97% LTV (3% Down can be gift)

    103% LTV (Down Payment & Closing Costs)
    97% 1st TD + 6% LTV 2nd TD

    Mobil or Manufactured Homes w/433
    1- 4 units (use 90% of rent to offset payment)
    *) Conventional Prime Financing;
    Conforming and Jumbo Loans
    100% LTV (FIco from 620)
    95% LTV (Stated Income & Assets)

    *) Sub Prime Financing;(some open collections)
    Low Credit & Hard to Document Income
    12 Mos bank deposits = Income
    100% LTV 600 Score
    95% LTV 580 Score
    80% LTV Stated Income 600 score
