    Default Owner Financing Sells Homes Fast

    Hello I am an investor/agent who purchases owner financed notes for Residential and Business Notes. Anytime you need to get a property sold fast consider having the seller offer owner financing. I will in turn arrange the purchase of the note right out of escrow at closing. Typically appealing notes can be structured as follows:
    10% DOWN 9% INTEREST AMORITIZED OVER 30 YEARS WITH A BALLOON PAYMENT IN ABOUT 7 YEARS.
    How does this method help the situation you ask? Simply offering owner financing will draw more attention to the listing. The buyer who thought he could not qualify for a house/business now has the property, the frustrated seller now has his money and you now have yours. Everybody is happy.     About 95% of businesses are sold offering owner financing. Why ? Because it is typically very hard to get a business loan. So the sellers are forced to take back a note just to sell the property.

    A lot of people who are trying to sell their home end up frustrated with a home that has been on the market for way too long. The seller has to resort to hanging that forbidden REDUCED sign.

    Maybe a few people are interested but they have less than perfect credit and cannot get the full amount of the loan. Some people really want to buy a house or property but won't even look at it because their confidence is down due to credit issues, banks won't give them a chance or they are simply intimidated by the fact that there may be a guy in a suit behind a desk telling them that they are not good enough. (At least that is what they hear). I know I have been there. Offering owner financing breaks through these barriers that keep properties from selling and deserving people from buying. One problem though......... the seller does'nt want to accept $1100 a month for 30 years from anyone. Esspecially not someone with "issues". They want that property sold FAST and they want their money up front so they can move on with life.

    That is where I come in. I arrange the purchase of the note that the owner creates right out of escrow.
    The seller walks away with a smile , the buyer does to. You get paid for your sale and I offer referal fees for anything you bring my way that I can work with. I even pay you to refer any sellers to me that may have sold property in the past and taken back a note for all or part of the financing. Still have questions?
