    But we still need a credit score of more than 720, with a salary of $8K/month or more, and 20% down payment or more with a 20 years in the same job or older. And I know what I'm talking about...

    More than ever, Mike, more than ever...
    You and me, we know. We know you want and need business. So you throw a "we can help". But you and me, we know that it's not going to happen for the regular person...
    In fact, I think your post misleads. You should emphasize on the "help" keyword to make sure you're not misleading. For example:

    We can HELP. But make sure what we can provide is the help alone. We do not guarantee any money. We guarantee help.

    Then, you're fine...
    Now, if it is private financing, disclose the double digit rate at least...
    Let's say I'm one of my client:
    $8K/month as self-employed (showing $10K/year net)
    720 as credit score
    22 years at the same job.
    Have apply (and been denied) with 7 mortgage brokers for refi one of the 2 investment properties he has.
    There, you should say, we finance you at 20% rate up to 60% of OUR appraisal quote.
    See what I mean...Just be real...

    I've personally found the national lenders are becoming a big pain when it comes to financing investment deals. The local lenders are much more likely to finance a deal on reasonable terms and will actually look beyond credit score, job history, etc. and actually look at the quality of the deal and your experience as a successful investor.

    That's true , but we are a one stop shop. We can supply Cash for flips , we own a title company, we do credit repair , and we work closely with a investor friendly Lender, and I buy notes
