    Question Condo Development or Straight Sale

    I own a jetty front property in Washington State. It is zoned for up to seven condo units. I would like to build them instead of selling the raw land, but financially won't be able to for at least two years.

    Is it a feasible idea to bring in an investor to front the construction on my lot, then split a larger amount after the sale of the condos? Or is it a bad idea to get involved with another party? I own the property outright and would only be interested in known reputable parties whom I could investigate first. Or should I just wait?

    I would wait, never liked the idea of having partners. Even if you investigate them something can always happen.
