    Default Can we make profit by renting a property?

    I have an idea, why don't we rent a property at a price of $500 per month and try to give it for rent at a price of $550 or $600. Is it possible? Or do I meet some illegal case when I invest that way?

    there is a legal case against what you're planning to do.

    You should look back your landlord's contract agreement to see if you have nothing to violate any issues. Or ask your lawyer to get legal advice.

    I guess in theory it would work fine. Simple arbitrage.

    The biggest thing I can think of is what happens when a tenant doesn't make a payment or moves out? It would take many months of your profits to cover one month of downtime

    Probably not legal unless the owner agrees to such. Most owners will not take kindly to subletting because they are liable tfor the property and want to personally know who is living there.

    I can't imagine that it would be easy to find a contract that would allow you to sublet.
    I've been renting since the 70's on and off and have never seen a contract w/o this clause.
    But who knows, maybe this is the new poor mans hedge fund.

    I think it might be possible. I agree with some other replies I read that you should look through your contract and see if there is anything there. Otherwise maybe try to see if anyone you know knows a lawyer to help guide you or give you advice.

    here's the full monty for any situation...

    1) Lawyer ( a necessary evil no matter what )

    2) Contract ( see number 1 to make it legal and iron clad )

    3) Location ( nothing can overcome local laws / courts....yeah believe it )

    4) make sure number 3 and number 1 see eye-to-eye so number 2 will force payment of exit clause

    5) laugh and drink favorite beverage on island LOL

    I was also was in a same state as you are now and I discovered a online guide about being a realstate guru first I thought that its a scam or something but I thought its about big amount of money and also saw that its proven techniques so I tried it and got the results I expected and got a renting clients by its unique technique and i am making about $700 a months just renting. Isn't that great. I am not advertising but its a great website so thought it might help you out.
