Didn't know where to post on the forum, but I had a few questions about "Themed Communities" such as: Celebration (Orlando, FL area), Seaside (Destin, FL area), Viera (north of Melbourne, FL).

Are these areas mostly controlled by a single developer, or are the communities themselves more like a very large home owners association? Do realtors have any weight in the overal marketing and direction of such communities or are the subservient to the builders/owners?

Maybe the answer is varied, but I am just looking for some information on these types of communities.
