Shortsale quick question
my house has pretty much been sold thru the short sale process. i have yet to find a house to move to (rent). my realtor says that when the contract closes that im suppose to move it out quicky that i dont even get a 30 day notice at least? what isyour opinions experience with all this? thanks

shortsale quick question
If it is your home that is being sold you will need to be out when escrow closes. If you are currently "Renting" this home, I would recommend contacting a real estate attorney and discuss you lease agreement with him/her.

You should get more notice then that. In my experiance in shortsales the banks likes short closings

Short Sales
Hi Leafar99,
It concerns me when you say pretty much through the sale on your home, It has been my experience, Being a Realtor 9 years, that short sale can be difficult to predict, you may have accepted the offer but your lender has to approve it and it has been my experience after they do you could have 20-45 days to move it depends how the offer was written by the buyers agent and certain contegencies, inspections, loan process appraisal, to name a few.
Read back through your offer (which you should have a copy of every single page you signed) see if the buyer is having inspections, are they getting a loan, all these take time and if I were representing the buyer I wouldn't have them spend any money until there was lenders approval in writing.
Now on the other hand if you want eliminate some stress on finding a home after the lenders approval. Move, nothing is stopping you.

If you want the bank to give you the big discounts you have to offer with no or just one condition... dont put inspecion clauses and a bunch of crap in the purchase and sale contract....
The best is no conditions at all. but if you must just put one:
"this purchase is conditional upon buyers final approvel"
A short sale should be Kept simple and make the bank think you can move fast... after they aprove it you can always request an extention....

Shortsale quick question
I dont even need an empty plate We share off the same plate all the time. I just dont want to spend the extra for a whole dinner when I know if wont get eaten and we wont be taking a "to go" box.

Short Sale Quick Question Response
Contact either the agent or escrow officer. Please advise of the situation & Escrow will draft up a Escrow Amendment! Below is what should be on the contact.
Escrow shall close on..........(date on the hud)
Seller shall grant possession of the subject property to buyers on .......DATE NEEDED(similar to an short sale extension)
