Default Is it wise to buy now?

With the financial crisis affecting the world, is it wise to buy a house now? Will I be able to get them cheaper now? What do you think?

What you are really asking is "are we at the bottom" yet? No one can really answer that question and we won't realize it was the bottom until it is in our rear view mirror. If you buy a home right now you can get some great deals. If you try to time it exactly at the bottom you are likely to miss an opportunity.

I think that right now is a great time to buy. So much selection out there and so many great prices to be had.

    Default buying a

house for a long term investment and not flipping it trying to make money you will find some great deals. Trying to time a bottom is impossible and experts can't even do it.

When purchasing real estate, location and pricing, and using it as your home with the intention of living in it for at least 5 years , it will appreciate in value from these prices of today.

Default Is it wise to buy now?

This is a tough question. If you have found a house that you really like and you are getting a good price on it, then yes, it's a good time to buy. But, I would say that at anytime because you never know what the future holds. It all depends on your situation, if you are ready to buy and are committed to it, then move forward. If you are just shopping for a good deal, then it's hard to say what the new year will bring.

And it depends where you are. Texas didn't show signs of decline. Here in East Tennessee, we are already in the rebound. Florida, California and Spain are still in the bottom...
Bottom line, there are so many deals out there that you could negociate the price really deep down and get a good deal today...

The answer to this question depends hugely on where you are looking at buying. One thing for sure is that if you can purchase at a price that matches the RENTAL EQUIVALENCY then you will be protected from incurring any loses. And any declines in value from your purchase point will be made up rapidly when the credit markets thaw. If you would like to know how to calculate this number just let me know. And I will give details in how to make the calculation.

    Default Move UP Buyers!

People who purchased a home in the mid to late 90's should now be in an incredible (and enviable) position to be potential move up buyers to a much larger or superior property.

The step (differential) between what you are selling and what you are looking to puchase is closer now in price than it has been in years.

Financing is enticing with many different and appetizing choices.

If you are selling and buying at the same time, currrent market trends should not affect your choices.

A slower Buyers market will permit aggressive negotiation on your part!
    Good Luck and Happy Shopping!
