    Question Selling Duplex

    I have purchased 4 duplex properties (in ca) over the last 4 months. They were all purchased from banks. They all provide me an adequate return. I would like to sell two properties. I can sell at a price that offers the buyer a return of at least 10%. My question is are there any investors looking to buy a duplex offering a 10% return? If not what rate are investors looking for?

    Most of the investors that I have come into contact with are looking for cap rates around 12% or greater. You will begin to see more of them as the commodities market softens and the stock market continues down or sideways.

    Especially now it is very lucrative to invest in Real Estate!
    A rate of 12% is realistic.

    Question Selling Duplex

    In todays market the only way to purchase a duplex in the Sacramento area and achieve a 12% cap rate requires the purchase of a bank owned property. In addition to the purchase price, the properties require 10-20k of improvements. Do you feel there are investors willing to accept a lower cap rate to eliminate cost/hassle of improving and leasing the units?
