Need Realtor Advise Please
I own a property maintenance company, and want to start working with real estate, instead of just residential customers. I have all of my foundation for my company in writing, etc.. I just wasn't sure how to go about getting realtor's, banks, or brokers to work with us. I was going to do cold calls, and also travel to individual offices.
Should I deal with the agent, or the broker?
How should I initiate conversation without turning the Realtor/broker off from me?
Any professional advise would be great, thank you!

Thanks for your post Luigi.
I would recommmend you start networking with some real estate investor groups in your area. Start attending some of their various seminars, and get to know some of the various investors.
For example, our realtor team here in Minneapolis works with a number of real estate investors (and we hold monthly meetings.) A few of our preferred maintenence partners simply started attending our events and then asking for the business.
I also think you can contact individual real estate offices and the agents at each office. Don't be afraid to pick up the phone to call.
With so many homes for sale right now on the MLS that need work, every realtor needs a top maintenance company as a referral for his or her clients.

I would suggest working up a presentation to give to a room full of professional sale people. Cynical sales people. Grouchy cynical sales people. The presentation should appeal to them that you are trying to make it easier for them to sell quicker and for more money.
After you have that presentation perfected, call the brokers and ask if you can give a short presentation during the next office meeting. Make sure to mention you will be bringing refreshments, how many can I plan on? Grouchy, cynical sales people become much easier to get along with after the repeated application of dough nuts or other goodies!
Make sure to bring flyers, both for the agents and for the agents to give to the home seller/buyer. And plenty of cards to leave at the office, hopefully in a little card holder to sit with all the other contractors, painters, etc.Mark Brian Silver Star Real Estate
