Training material for a new licensee?
Hello fellow Realtors. I have been a Realtor for 28 years and I now run my own office. We aren't very big but we cater to experienced salespeople. However, I have a new salesperson in my office and I would like some recommendations on some training videos, reading material, etc, that you think will benefit a brand new licensee.
In my day Jerry Bresser was very effective.
Any recommendations would be greatly appreciated.

Why don't you go one-on-one with him and transfer your knowledge?
It's probably cheaper for both and much more effective for him in my opinion...

Hello Cody, thank you for your reply.
Yes, I am going one on one with him. However, when you've been in the business 28 years, one tends to get stale. I would just like to augment his training with some other material that will reinforce what I am showing him, as well as maybe give me some new ideas.
I'm old and experienced but I'm aware that there are other techiques. Something that worked in my day may not be as effective today.

I have had the misfortune of moving around alot since I first recieved my license. So, I have started over many times in a new market with no contacts to speak of. This experience has lead me to studying methods of rounding up business.
I have three suggestions for you and I think you will need to use all three to help your agent. The reason being there is no really great all around trainer. Most really just cover niches which is probably more profitable for them.
1. Walter Sanford - Many people feel he is a bit dated, however, I feel that a number of the things he suggests agents do work great still today. However, he lacks a great deal when it comes to applying technology.

2. Craig Proctor - Craig's system has a number of flaws and you need to wade through all of his sales promotions. In his system he is constantly trying to sell you something else and all of his service products are over priced. However, paying attention to how he markets and following his usage of 800 numbers and direct response ads works wonders.

3. REW - None of the trainers out there come even close to par when it comes to using the internet to create leads. Craig Proctor makes an attempt at this but his methods lead to over spending and the need to continue to rehash everything you have done to obtain the same numbers you had before. I know from experience his internet marketing stinks. I feel that you should be using the internet to help develop passive leads. I believe the best information source for using the internet to establish real estate business can be found at realestatewebmasters.com/forum.php

I second James' REW recommendation. IMHO, they are bar none the best forum out there for almost anything tech related to the real estate industry.

I thank you for your recommendations.
Things have changed a lot since I've been in the business. We used to write up contracts on the hood of the car. It would be one sheet of paper with 5 carbon copies, and take all of 5 minutes.
Today, with all the disclosures, subject clauses, etc, it takes an hour and a half to write up and explain a six or seven page document.
Technology has changed things. Among other things, we've found that people are able to do quite a lot of footwork and due diligence before making their buying decision, on the computer.
And then there's Selling Technique. Maybe that hasn't quite changed so much. However, I know I could use some recharging.

The youngster has been working as an assistant to the lead salesman in the office. He's coming along really well. Turns out he's a good closer. He also not scared to telephone cold call, or door knock. Quite impressive so far.
