Question on Selling
I live in a small community where the realtors are all known, I have one picked out that sold the current house to us. The question is that I just found out five days ago that I am being relocated, so the need to sell our current house must get started. I live in a new area (house is 3 years old) alot of people want to buy in this area because of the neighborhood. Is there anything that says a realtor could not show or sell my house if I have not listed it yet with her? She is a buyers agent and thinks this person would buy it, and I want to sell it, but I want the money! I am just looking for ways around having to pay her commision or at least a smaller percentage of it? I have an idea on a good price that would sell quick and still have money for down payment for next house. Whats your thoughts regarding this? She is coming over tomm to look, but my plan is to try to sell myself for 2 weeks or so, if no takers, then list it with her.

Why waste the agents time by asking them over if you do not plan on listing your home?
And more importantly, why waste your time by not listing with the agent ASAP and get the home sold? Almost every person that tries to "save" the commission ends up listing with an agent, after making several months of payments, spending money on ads, AND most importantly putting you and your family's security at risk by letting every Tom, Dick and Harry into your home because they say they are interested in it.
How do you know if they a real buyer or just an investor looking to tie your home up while he tries to assign the contract-because if he does not assign it, he will back out and your house has been off the market for weeks but is still unsold.
IF you need to sell, DO NOT WASTE TIME, DO NOT TRY TO MAKE A KILLING BY OVERPRICING! List and sell, don't be a cheapskate, the commission you are trying to save comes from the money the buyer hands you at closing, money you may never see unless you get an agent to get the job done.
Many buyers look at FSBO with a dim view. They think if the seller is too cheap to get a professional to help them, what else have they cheaped out on regarding the property, such as maintanence. Or even worse they think agents want nothing to do with the property because they know there is something wrong with it.

Going at it alone
Hi Ksumowerman,
If I read it right, you want to know if you can sell without having representation?
First off, your free to do whatever you like.
I think what you want to know is how to go about marketing your home for a few weeks before you list?
Start by putting a sign in the yard with a flyer box and wait for the calls.
You can maybe increase your chances by offering "Courtesy to Brokers" -keep in mind that the agent will be doing twice as much work. Let friends and family know that your selling. Post it on community boards around town. Open houses?
I would say try it -the agent your considering should not have a problem with that.
I've had sellers do the same thing in the past and I usually end up listing the properties 80% of the time and the sellers being succesful 20% of the time. (its a very challenging market now)
Keep in mind that securing the buyer is only about halve of the work involved in selling. Also, Disclose, disclose, disclose and document to keep out of trouble.
I could go on forever about this topic, but I will just say this and the reason why Realtors are in business. 2 parties with opposing goals. The seller wanting the most money with the best terms and the buyer shelling out the least amount of money with the best terms.

Mark, I completely understand where you are coming from, but I am not wasting her time! She called me! She wants to list it but my question is that this guy is making plans on renting becuase there are no houses for sale that he likes (everything fits and she said so), also I personally know this realtor and I know she isnt after my money by telling me about this guy. Now can she show him the house only being a buying agent and then I pay her for the bookwork? I dont know, thats why I asked! I understand that having a realtor is extremely important, but in this circumstance do I open up and see if he likes it before putting it on the market using a professional?
