What if they don't respond to our offer?
We are looking at a house that is selling for $189,900. We offered $180,000 as an initial offer, expecting a counter. They were supposed to respond by today, but we've had no word. It is an estate sale and there are three kids involved in the signing.
We don't want to lose the house and are hoping they aren't using our offer as bait, as they did have an open house today.
Should we increase our offer and re-submit tomorrow, or do you think they probably just want to think it over more because it's three kids?
We're going nuts over here.
Any advice or encouragement.

That is a very good offer. They are most likley waiting to see what the open house brings in. Wait a couple of days if the don't respond call them.
Have a mortgage note? Sell it for a lump sum click here

The thing that has us frustrated is when the offer came to the listing agent, she notified my realtor saying it was a "workable deal". But then never responded.
I'll be so aggravated if we lost the house because of an open house. The house has been on the market for 75 days.

Only a stupid agent would not inform your agent they have another offer on the table. Therefore if they get another offer due to the open house I am sure that you will have a chance to up your offer. Just have your agent stay on top of the lising agent and you will be fine. I am sorry I can not make them respond right away. I wish you the best of luck and hope that you get the home.

Thank you very much. I appreciate that. My realtor will definitely be on top of theirs, because I'm always bugging her, lol. She knows how badly we want the place and she informed me that she would let us know if we have to up the offer. She told me not to do anything yet, and wait to see if they say anything tomorrow.
Maybe all three of the kids weren't reachable. The only hope I hold out for is that the house has been on the market for 75 days and this is just another open house. No guarantees either way.

Quite possible everyone on the selling side has not responded yet OR even worse they can't agree. Just keep checking with your agent, remain calm and do not think emotionally about this home, no matter how badly you may want it.

we heard back. They accepted our original terms and all we had to do was move the settlement 15 days sooner. Great news for us. Thanks all. This is our first house.

is property now available or sold out. might it be taken by some person on its selling price my words are there to appreciate this post to sell a property.
