    Default Question about a lease

    HI! I'm new and hope this is the right place on the forum to ask this question.

    Tomorrow, I'm writing up a lease on a 3 BR house I own in Southern California. I've written many leases over 30+ years as a landlady and have all the latest forms, but this is a roommate situation I've not come across before.

    The tenants are a couple with an 8 year old daughter and also a 24 year old son who will move in with them. The parents have very good credit and can comfortably afford the rent. They've told me that the two of them will be responsible for the rent because the adult son is a struggling realtor facing foreclosure .

    I'm not sure where on the lease form to list the son to protect myself in the event rent isn't paid and I need to do an eviction. Should it be at the top alongside the parents' names and with the son's signature at the bottom.......or should his name be listed in the "Other Occupant's section along with the 8 year old daughter? My thought is that since he is an adult, I need his signature somewhere on the lease. Any input appreciated. Bea

    FWIW, I decided to put the adult son's name in the "Other Occupants" area because of his bad credit rating. I've been advised by other landlords not to grant him the rights of a lease signed by him. Bea

    All three are considred tenants. I couldnt see why you wouldnt want all three signatures on the botton.
