    Question Is there a way to find out how many house has an agent sold??

    Hi there,
    I am looking to chose a good agent , is there any websites that I can find out how many houses has an agent sold in his whole career,
    i live in Middle Tennessee?
    Also What kind of Agent should I go with?:
    1- New Licensed ?( Because they try harder to sell your house to show to their broker that they are good)
    2-More experianced ones?
    3-Look around to see who's listed the more houses?
    4-Listing agent of a house that sold in60days or the buyers agent who purchased the same house?

    The best way to choose an agent is on how active their marketing plan is and whether or not they are willing to give you a signed statement laying out everything they will do to sell your home.

    If they are unwilling or apprehensive about doing such then talk to the next agent and forget about them because you will only have heartache in dealing with them.

    The only website that would have the information you seek would be the consumer version of your local multiple listing services public extension. And whether or not you can do a search by agent will depend on each individual multiple listing service(MLS).

    You can always ask your agent to give you a MLS print out of all the homes they have sold and listed in the last year. Hope this helps and good luck with your home sale.

    Default Choosing a real estate agent

    Choosing your real estate agent can be a difficult and sometimes overwhelming process. Your questions listed in your post are excellent ones indeed. Here are some thoughts I wanted to share:

    In regards to finding out the number of homes sold...interview 3-5 agents and listen to their "listing presentation." At this presentation, they should be able to let you know home many homes they or their team have sold. Agents are able to pull up this information directly off the MLS (multiple listing service) and provide it to you. Again however, only licensed agents are able to access the actual MLS. But yes, get this info. It is important to see who is providing results for their sellers.

    Secondly, in regards to newer vs. seasoned agents, I would not put as much emphasis on this. We have some "newer" agents on our team that are "lighting up" the sales board through their daily committment to excellence and their hard work. I also know more seasoned agents who are not working as hard as some of these new agents.

    You really want to find someone who is producing results. Not necessarily someone who has the most listings in your area. Find out how many homes each of the agent's has sold, and what they will do to market your home. This is really the key. What steps do they put in place to ensure that your home gets sold?

    In this market, at least here in Minneapolis, there are a ton of homes on the MLS for sale. You need to make sure your home is priced correctly and marketed at 110%.

    After meeting with these agents, you will surely be able to tell who has the most experience to guide you through the real estate transaction and get your home sold.

    At the end of the day, it is a business decision, but I also would encourage you to find someone you like. That personal connection is important.

    I don't think this is best method to sell a home. I would go with the best marketing plan. Then give extra points if someone seems to have a "golden rolodex". I think you are asking for a (low class) sales pitch when you ask for sales records. You want to know what they are going to do for you. Not what they did for others.

    If you have a hard property to sell... the realtor should be selecting you. (there are a lot of out of pocket costs),

    Yep, you really need to look into their marketing plan. How are they going to expose your home to buyers? What kind of web presence do they have? And so on.

    Call up a couple of title companies or escrow companies and ask for an experienced officer. Ask that person for 3 names for you, let them know what you're trying to do. These people work with lots of agents and they know who the ones are with integrity.

    Call 3-5 Different local offices. Ask to speak to the manager. When the manager gets on the phone, ask for one of their more experienced listing agents, not the floor duty agent! When you have a solid list of 3-5 scheduled appointments, you will have a solid basis for a decision. If you dont like what you have heard, interview more agents. DO NOT LET ANY OF THE AGENTS MAKE YOU SIGN ANYTHING RIGHT THEN. Don't let high pressure sales get the best of you. Just like any job, as the boss it is YOUR JOB to interview and pick the best person for the job. You will see different competency levels amongst the different agents. Do not disqualify the agent that gives you the lowest price. There is a great chance that he/she is the one most likely to only take properties that will sell. Agents have a term called "buying a listing" where an agent will gve a seller a high list price just so that they get the job. Agents do not make up the prices, the market does! Good luck to you.
