High gas prices: How does that affect you, your business and how you coping and HOW CAN ONE MONETIZE THE situation...to make money in the real estate downturn?

I have lived in many parts of the world and this high gas prices is just a minor constipation in my life. I have experience worst situations than this.
I have a big garden and my veggie/fruit bills have gone down...I love Spring/Summer.
I am taking adv of this "fake" high gas prices to monetize my online business.
Small towns will die and more people are living closer to their place of work esp in the cities.
Condo sales have gone up in cities and best of all, those who own homes(like me) can charge exorbitant rent for those who want to live close to the cities.
So you see folks, nothing is gloom and one has to take adv of the situation!!

Gas prices have created a pinch for agents. Fuel has now become one of the largest expenses in real estate. You can bring down these costs by becoming totally mobile so that you do not have to drive to the office to complete your work. I have a tablet pc, portable printer, portable scanner, a verizon wirless internet card, and fax via email. This allows one to put up shop any where they see fit. Some days I work out of starbucks other days at panera bread. This allows me to stay close to where ever my appointments for that day are and still complete all my necessary office work. Not only has it allowed me to save money on fuel I find that I have become paperless not originally on purpose but out of convenience. I have also focused a great deal of my business advertising on areas near the city center.

Gas and the real estate business
Hi,
Well, of course, the increase in gas prices has made it much more expensive to drive buyers around and tour properties. I have use of two cars, one large for families and a two-seater to tour homes on my own. At least I save on gas when I don't have clients in the car with me. Not to mention, it is more fun to drive the two-seater :-)
As a REALTOR in Fairfield County CT, a definite commuter location to NYC, I am seeing a push for homes closer to the workplace or walking distance to the train line. I am also seeing a push for homes that are fueled with natural gas, instead of oil. When I have a listing that uses natural gas or is close to the train, I always market that.
It is too bad we don't have more "Green" homes in this area. Perhaps we could call them "Hybrid Homes" like the cars. If this continues, I believe that fuel efficient homes will be high on the list of my clients' must-haves.
