My wife and I own a two story, 2300 sq ft house 30 minutes west of Allentown, PA. The house is currently heated with a propane furnace. With the cost of propane going up we are considering installing a coal stove in our great room to heat instead of propane. We live near the anthracite coal belt area. How much value would be added to the house?
It would cost about $3500-$4000 for the stove and a year's worth of coal. It will cost about $2500 to heat the house with propane this winter. So we really only need the stove to add $1000-$1500 of value to the house to break even in one year. The other factor is that we plan to move within a year or two. Would it make sense to install a coal stove?
Thanks
