    Default Grant deed or Quitclaim dee?

    hi,
    About a year and a half ago a friend of mine and I purchased a lot in the state of California through a state run tax sale. We received a clean and clear title to the lot and hold title as tenants in common. I have decided to purchased his interest in the property and was wondering the best way to hold title to the lot. We never purchased title insurance since we were told that the County of Sacramento issues title free of liens and encrumbrances. Should I get title insurance? Is it faster to safer to get a quitclaim instead of a grant deed?

    It is faster and cheaper to do a quitclaim dead, however, using a grant deed makes things much cleaner with fewer possibilities for problems. I would hold title as tenant in severalty.
