    Default proper home age question

    is there any way to tell the date the home was built? my clients bought a home that was said to be 7 years old, some of the mechanicals say it would be 9 years old. if it is indeed 9 years old is there anything we can do about it? is there anything someone can go after? or are years not important as long as they are close?

    The age of the mechanicals does not necassarily have anything to do with the time construction on the home was completed. Remember in a sizable number of cases homes take over a year to complete. Age of the home is factored on the date of completion of construction. And builders can buy up materials well ahead of time and do whenever they can get a good buy. Now to answer where you go to get data on the age of the home, the very best place is the county tax roles.

    James is right on, the age of the mechanicals does not equal the age of the home and the tax records would be the best place to get a reliable year built.

    Why would it matter if the home is 2 years older than the agent said it was come on now really. Is the house worth less now. Come on, I am tired of people thinking that agents are full of money and great candidate getting money out of them. I can see if there was 2 years different. but be serious, go waist your time doing something else.

    lol. Anyway there are no difference on it because the age of mechanical doesn't really go up sync with the age of home so no worries there mate.
