    Default Are realtors scared of suggesting a selling price?

    I entered the market for the first time as a seller the other day. I noticed that realtors seemed to be gun shy about suggesting a selling price. Each realtor I talked to (before choosing one to go with) sent me a list of comparible homes so read through and did not suggest a price. Even when I mentioned a possible price there was no comment from the realtor. Weird. Is this normal?

    I would say that is not normal!

    unless the agents that you spoke with are new or inexperienced.

    I have been in the business for 17 years and I feel that showing my clients what their house will likely sell for is a huge part of my job. Pricing your house right in this market is very important and if you don't it could sit.

    There are many other factors in getting your house sold besides price as well. Such as staging, exposure, offering the selling agent 3% and of course marketing.

    Not normal, but I can see how that can happen. If an agent has been in the business even for 5 years if they made a mistake on price say for example too low then a bidding war would cause the sold price to be higher than asking. If they made the mistake of pricing too high the market soon caught up to that price. Now in this market if you price too high and don't adjust quickly, the Seller can lose huge. So in this example the agent isn't new to the business but IS new to these market circumstances. In an adjusting market - price to lead the market and don't follow it. Good luck,

    IMO, if an agent does not give you a suggestion and explain the facts that formed that suggestion, they are not doing their job. This listing price is one of the biggests parts of selling a home. I understand the reasoning of no suggestion, then can't be wrong, but c'mon... it's what we are suppose to do. Of course it always comes down to the client's decision, but agents should have a suggestion. Even if it is only a range then talk it over with the client(s). Honesty is our responsibility.

    Personal opinion is that is not normal. Realtors should now how important prices are. My guess is they are trying to take advantage on you since you are just a rookie in the biz. My advice is to research more and be straight forward on the next moves.
