    Default Which lot should I purchase and build on?

    I am building and need to choose a lot within a week. I know there are a lot of variables and people will have different preferences. However, with the information provided, which lot would be better to purchase in terms of resale value in the next few years? This neighborhood is in the 155-225k range....gated.

    Lot 1: $29.5k - 70' x 149' across the street and facing a common/park area. Back yard will back up to 3 neighbors in the neighborhood.

    Lot 2: $27k - 70' x 115' - 3 feet elevation above road, so that you are kind of looking up at the house. Backs up to what are woods right now, no obvious signs of them being developed. Houses on each side are bigger than the one we will build.

    Lot 3: $25k - 66' x 120' - interior lot, backs up to several other neighborhood yards.

    All things being equal, its really hard to go wrong with more land generally.
    So based off the information provided, I'd go with the larger lot.

    Regarding the 2nd choice - and the rear yards being wooded - if you don't own it, it can (& probably will) change.
    [Even if you do own it, it can still change through adverse possession, eminent domain, etc.]


    One question/clarification:
    Is the area prone to flooding? low lying? swampy? If you are, I'd pull the trigger on the 2nd one thats higher ground.

    I don't believe the area is prone to flooding.

    On the bigger lot, should I get the one facing the common area or a different one (both equal price)?
