    Default Buyers check list??????

    Does someone have any type of checklist? I'm going tomorrow to look at a house that needs alot of work....I want to document everything that I catch so if I do offer on the house I want to take everything in consideration....

    Default You may be better off with a home inspection

    Home inspectors will catch all of the stuff that you may miss with a simple checklist and can save you from losing thousands of dollars and hundreds of sleepless nights.

    thanks for the reply.....Bottom line is yes an inspector is the yea or nea and that will the route I take but I'm a pretty good judgement of good or bad....I was just looking for a basic checklist out here...I'm going to throw one together this morning.....

    If I ever use those bold words in relation to something as important as real estate, please just shoot me before I follow through and commit suicide.

    Just pay an inspector. Unless you know everything an inspector does and have experience in this like an inspector, please do not commit suicide.

    No suicide here JJ.....
    All my transactions are completed with a full report from a NYS certified inspector.Myself as an investor I've been through quite a few homes were once you get inside you know were you stand....I was looking for some type of preliminary list that someone else might use as a rule of thumb before you take it to the next step and spend $$$$

    Default Quick and Dirty?

    When I take a buyer to house I've not previewed these are the things I check.

    Roof
    Foundation
    Siding (manmade/cedar)
    Insulation (attic/crawlspace)
    Grading issues
    Taps around the toilet and tubs
    Windows (single/double)(fogged?)(Vinyl/Aluminum/wood)
    2X4/ 2X6 walls
    Heating
    Fixtures
    Additions (done by seller)
    Plumbing (Pex/copper)
    Wood in contact with earth

    Also, I check to make sure if any easements exist that are out of the ordinary.


    I don't like surprizes. Always followed up by an inspection if the buyers go for it.

    Appraiser, yes, and bring a camera or video camera with you to video tape the walk thru and that way you can review what you shot later and possibly catch something that you may have missed
