Buyer question
Hi All,
1st post here. I'm in the market to buy a home. I have been in my current home for over 20 years, so needless to say I don't have a lot of expericne in buying or even shopping for a home.
I have been looking in the Phx/Mesa area for about a month. I have been talking with an agent whom I met at an open house. Seems like a nice guy. I haven't found the right house for my money yet, I'm starting to wonder if I have my sights set to high?? I have a budget, and I'm trying to get the most in a house for my money (really want the 3 car garage)
My question is.... is it unethical to work with 2 different agents at the same time? Do buyers ever do this? Would it even be benificial?

I would not say it is un-ethical, but it is not smart to work with more than 1 REALTOR

I agree with the last post!
You may be looking for something that doesn't exist and then switching to another agent hoping for a different answer. I would ask your primary agent research sold properties for the last 6 months based on what you expect to get. See if it can be found afterall.

Thanks for the input guys. I will just stick with this one guy. I'm sure something will come along one of these days. I'm all pre approved and just waiting for the right house in my price range.

Glad you went with just one agent. It is best to be upfront with agents as they will be upfront with you. Usually not cool for us to find out that the person that you are doing all this work for is working with a bunch other agents at the same time. Good luck with your home search

I am glad you decided to stick with one agent... I would have to go into this long, detailed blurb about why you should use only one agent!
Now, as far as what you want in your new home. Is the kind of home available in the area you are looking? There may have to be a little give or take to find it.

Yes, stick with one agent. Show you are serius by signing a buyer's agreement. But, and this is important, put a contingency in that agreement saying that if you are not satisfy with his/her service, you may cancel at any time...
It shows your commitment but you may not be stuck with a lazy agent...

I will agree with everyone else you want the agent to do a good job for you so you should stick with him.Best of luck to you.

I'm glad you chose one agent. One thing I didn't really see but Codythebest talked about it, was a question asking if you signed a buyers agreement? If you did, does it state that you must work with that one agent/broker for a period of time? If so, then you would be breaking a legal contract buy using 2 agents to represent you.
If you don't know what you have signed, then ask for copies.
