    Default selling off a portion of land

    I am not exactly sure about your local process, but if the land has been approved for the split and re-joining to another parcel by the city or local government then I would suggest that you use a land purchase agreement and open an escrow with a title company who is experienced in land. There could be alot of little things you might have to do in order to do this properly, like changing the parcel maps to reflect the change of ownership on this new portion. I would contact a local title company and ask them about the best way to do this. Most title companies are willing to help out and give advice without using their services, but its always worth the money to have an experienced person handle the transfer. Again I am not sure if this applies to your area, but in my area (Lake Tahoe) there are a ton of restrictions and rules that would govern this type of purchase so being extra cautious can be a good thing in the long run. More than likely your neighbor would split the cost of using a title company with you.
