    Exclamation House Layout Question

    I am a builder in the process of building my first spec home. I have a concern about our floor plan. In the master bedroom we have an open floor plan into the master bath. When you enter the bathroom the Whirlpool is on your left, double sink on your right, the toilet is in the back of the bathroom, but walled off so you can not see it from the room and across from the toilet is the walk-in shower. I saw a house that had an open master bed/bath floorplan and really liked it. I haven't seen it often though. Is this going to be a problem? Also, I noticed that in most new floorplans the master closet is accessed through the master bath. My floorplan is not like that either. Is this really unique? Or is going to be a problem when trying to sell?

    Alot of people do not like getting to their closet through the bath. If you want to stand out, being different can be good. If you were impressed with the plan you saw, get some oppinions from people who can see the bathroom. Having a relationship with a good realitor can be very helpful for advise.

    I don't feel that the master walk-in closet needs to accessed thruough the bath, it's a 50/50 call that clients have a preference at all.

    However, the open bath is another thing. I personally don't care for it. My clients do have an opinion; every time I show a home with this kind of layout there is a comment made about the open doorway to the bath. More often than not it is negative.

    Now I must say; the houses I have seen with this layout are a little more traditional in style. If you are talking about a very contemporary/ modern home; it's a different story altogether!
