I think agents have to pay.
I remember few years back, it was about $50/month to be in there.
So yes, a bunch of agents are not there. Therefore, there are more properties in the MLS than in realtor.com

Listings are uploaded to r.com for free. Some mls's have opted out and don't allow their listings to be uploaded. So it is hit or miss.

In addition to the other comments.
If you serve a larger metropolitan area that covers more than 1 county, r . com doesn't include those homes in the searches for "city state". You have to end up searching for those other counties/cities manually.
So, customers can end up missing on a lot of homes for sale in the metro area - just because they didn't search specifically for a home just outside that particular city.

Your best bet is to ask your broker if the listings in your MLS is automatically loaded into Realtor.com.

You may want to talk to an agent to provide you with Buyer's access to your local MLS. Realtor(.)com sometime has outdated and incomplete information, as not all MLS systems put their listings in there.

R.com also doesn't have multiple photos of most properties. Find a local broker/agents website that has an IDX feed on it and you will find 99% of the listings.

Realtor.com is a service, therefore there are fees, based on what level of service agents want. The more bells and whistles like multiple photos, virtual tours, banners.... the more it costs.
If you are looking for a home, best bet is to work with an agent in your area, they are the best resource and they protect you throughout the whole process. Their service is free to you, the buyer.
If you are a new agent, talk with your broker to see if they pay for the Realtor.com services. Or contact Realtor.com directly to see what the fee structure is.Search the Tampa Florida Real Estate MLS

Realtor.com
Realtor.com is a paid service. You will find many homes for sale on there but not 100%. If you are just browsing for fun then by all means Realtor.com is a great place to go. However, if you are truly serious about purchasing a home then it's best to enlist the service of a reputable agent in your area who can educate you about the home buying process and answer all your questions.

Agents keep 100% of the commission - $445 per sale
or keep 100% of the commission - $50 for $350 a month. You choose.
