Contacting other Realtors if you already have an agent
I'm looking for some advice on protocol. I have a buyer agent... a good friend who ability I trust to negotiate on our behalf and to advise me of all the pitfalls I can make during the offer process. For that I will gladly pay him his commission and reward him(and then some after the sale). My question is should he be the absolute point of contact regarding properties I'm interested in. I don't want to undermine his role... he's a great negotiator and I also work in sales. I understand what it feels like to sometimes not be in the loop. How do I interact with other realtors who may contact me. This is my first home purchase and even with Google, Realtor.com and advice from numerous real estate sites I'm glad to have my agent and my broker at my disposal to ask all the hard questions.
What's protocol?

If other agents contact you it's okay to interact with them. At the same time, you need to be up front with them and let them know that you are already working with an agent. Most agents should still be willing to answer your questions, but the key is letting them know that you have an agent. Good Luck and Congratulations on buying your first home.

If you already have a realtor it is best to use him. If you start using another realtor as well as your friend things can get messy. Realtors don't like to step on other realtors ground and it also messes with realtor ethics too. If your advisor realtor shows you something you like and then you take it to your friend and you buy the home through him, things get very messy. If you aren't working with anyone yet, by all means shop around to find a professional that will help you in your transaction, but if you have already made up your mind that you are going to buy something through your friend, put your trust in his professionalism and go with him.

Excellent... thanks. I don't want to undermine my agent... but sometimes I have little questions about properties which I don't want to bug my agent about.

I would run all questions through your agent. They are familiar with your market (real estate is a local business) and as your agent it is their job to answer your questions. Even the little ones

Trust me, your agent wants you to run all questions through them. If it is just a small thing, write an email. If you find something online have your agent do the research.

What to do ?
Absolutely contact your agent and emails are great gives realtor a chance to access the email at there convience and respond to you in a clear way. I have a family member buying a house now and he emails him almost daily on many different things. I think it also helps them understand your wanting to be informed and make the best choices when buying your home.

I agree with the folks who say to run everything trough your agent. You don't want to muddy the waters.
