Selling advice: two or three bedroom
My wife and I will be selling our home in a few months. Currently our house is a two bed room house. However, we can convert the garage to make it a three bedroom. We are trying to weight the costs and benefits of adding a third bedroom.
The market in my neighborhood is luke warm. In other words, most homes in my neighborhood are selling after being listed for three to five months. We live in an older neighborhood in Brunswick, Georgia, which is is the mainland for St. Simons Island, Jekyll Island and Sea Island, Georgia. My neighborhood consists of really, really old people and young professionals. In comparison to the connecting islands, the homes in my neighborhood are reasonably priced. Most of the homes in my neighborhood do not have a garage.
What should we do? Obviously it will be a pain and cost some money to convert the garage into a bedroom. Should we do it?

Have the agent you are going to use do a cma for 2 bed homes w/garage and a cma for 3 bed homes without garage. Use those numbers to make your decision.

You may want to save your money and go ahead and sell the home as is.

And if you go with a third bedroom, make it as a bedroom, with window, no stairs going down, and definitely not the garage door in place...
