Buying a second home in different state
Hi,
We are looking for asecond home as a vacation property that will be our retirement home as well. We have a home in AZ, but we want to buy a cottage in the Catskills near Woodstock.
We want to retire in the new England's because of family and we really enjoy the scenic beauty
We won't be using the vacation home much due to long distance. Is this bad idea. What is the real estate like in the resort towns like Catskills mtn.

Contact a Realtor in that area. I don't understand why you would want to buy the house if you won't be utilizing it much. Are you wanting a tax shelter?

Its going to be retirement home and get away from oppressive heat during summer in AZ. Our biggest issue is during winter time when the home will be unoccupied. Anybody own second home in an another state or even out of country. Any input would be appreciated.

I sell second homes and what you are proposing is very common. In fact, you can even get a second home loan, just use a lender local to where you are buying.
Be sure to have someone local who can keep an eye on the house when you are not there, and be sure to turn the water off when you are not there and the heat on in the winter.

You will surely need someone to watch the home on a regular basis. You may even consider renting it out. Many that are retired try and rent out their homes for six months fully furnished. I just placed a player for the Houston Astro's in such a home. There are more short term rentals available than you might think. Of course the down side is wear and tear and hoping you get a good tenant.

Yes, it will be a home in our budget. There are property management services that that offer home watch services, ie, landscape service, setting the thermostat, visual inspections.
Not sure about the cost.
Maintence is huge deal. You can't just lock up and go. We've also discussed buying a lot and build just
before retirement. This option is very expensive in the rural areas because the land is bare. Brining in electricity, cable, phone lines, septic, well, costs can add up quickly and it's cash deal as construction loans are not easy to get plus we want to be mortgage free when we retire. This is why we wanted to buy early.
We've spoken to couple of realtors, but it was a disappointing experience. No good advices or options. Guess, they just want to make an easy "sale"Last edited by Tranza; 04-26-2012 at 05:40 AM.

You are right, most real estate agents are lazy. But don't let that discourage you. Keep looking.
Find all the Outer Banks real estate and Corolla Homes for sale with the Outer Banks Association of Realtors.

Listen to Greg. Keep looking for someone that is right for your situation. The number of people that believe "one size fits all" for Realtors is astounding. That can't be further from the truth and just because mom and pop next door had good success doesn't mean you should use them either.

You can find many of the vacation properties online, just give it a search and see some productive results for you, don't forget to search in for LBIRealty.com as it will help you a lot in this concern. Making a property for your retirement is also a great plan. In that case you won't be dependent on anyone.
