    Default stop using seller's agent?

    Pre construction home that is also listed in the NJ MLS system. I contacted the seller agent directly and was shown a model house and discussed the property. Can I still get my own agent or am I "stuck" with dealing with the seller's since I first contacted ?

    I think if you are really interested in the property, most sellers would honor your request to be represented by your own Buyer Agent.

    You should NOT use a buyer agent (it will do the opposite of what you "think" it will do because you will succeed in pissing off that listing agent to such a degree you will be the devil himself in the sellers eyes). You should ask the list agent to rep you as a disclosed dual agent!!!

    even if that listing agent did not wish to fight "procuring cause" and battle it out behind the scene against your "buyer agent" for their money's, she's going to head right to that builder and make damb sure your paying in spades for every upgrade and every incidental thing along the way and she will get her due money right from the builder (out of your pocket)!

    You could still get your own agent of course, becuase what you prefer matters. Also, when you do have your own preferred agent, you can seek help about disclosing agreements and other factors and aspects that you will undergo when getting on th list and probably purchasing a property.

    this is rediculous info and incorrect^^^, The agent who introduced them to the property would have every right to battle/sue for her commision if they went elsewhere (not that she would). More importantly i have said if they really wish to have a buyer agent to ask the agent who showed the property to represent them as a disclosed dual agent (i guess you sir have no clue what that is) because at that point this agent would have all the same feduciary obligations to the buyer as any other buyer agent they could obtain (yet they will still be ethical, and kind and keep a great relasionship to all parties including the seller).... please dont speak about things you are painfully incompetant to speak about sir!

    Default Depends?

    Not sure how it works in your state. With new homes you should always tell the listing agent that you are working with a Realtor. If you don't then some will allow you and some will not.
