    Default I have cash, why can't I buy a foreclosure?

    I am trying to buy a foreclosure in the Atlanta area, I have my own buyers agent, every time I submit an offer I never hear anything back, my agent calls and they never respond. One property I recently made an offer on, the listing agent told my agent the asset manager is not responsive, 5 days after I put my offer in they lowered the price, we still have not heard anything about our offer. I called the listing brokerage today and gave a different name, they offered to show me the property and said they have no offers on it. Is this common? Is the business this crooked? Do they not want to split the commission with the buyer's agent? Someone help me out here, I am ready to go to the listing agent's office and ask what it will take to buy this house!

    This is very odd and disturbing at the same time. I assume you are making full price offers with a very quick
    closing. It would be strange if the listing agent was delaying your response, it could be likely the bank is the culprit.
    You might want your agent to go directly to the broker in charge, if this happens again.

    Are your offers low? Is your buyers agent any good?

    A poorly written offer or a low ball offer will be rejected or ignored.

    my agent is successful and well known, the offer is 2,500 below asking

    I would say that what you have been experiencing is not the norm (at least not in my market). I'm sure it's very frustrating, hopefully it works out for you.

    That is not the norm here in the Houston area. Sorry you are having issues.

    With that said some investors pay to have their license so they can place their listings on MLS. In many cases working directly with them is a royal pain. Almost as bad as dealing with the bank directly.

    Are you saying after you make the offer, you don't hear back from your Agent? If this is the case you might want to find a new Agent. I'd be more than happy to refer you an Agent.
