    Default Property Management

    I'm not sure if this is the right forum or section, but I'm looking for information on property management. I have no prior experiance with real estate or investing, but I imagine both overlap.

    My circumstance is that I've been offered a "lucrative" job offer to be a property manager. My salary would be a percentage of rental income. In order to take this offer I'd need to quit my current job, which is working for a tech company.

    What does property management entail? Is it mostly dealing with renters?

    You will be dealing with renters, owners and maintenance people. They all have conflicting needs which you will have to organize into a functioning rental program.

    Who will be on call to take the middle of the night emergency maintenance calls?

    There will actually just be one owner.

    And I would be the person handling emergency calls.

    Just to add with Greg you will also be responsible for getting the work performed and establishing and maintaining relationships with your contract help. You may also be responsible for the financial aspect of having the contractors paid. You will need to speak directly with the owners to find out exactly what is required of yourself in that regard.

    This does not sound like a lucrative endeavor with only one owner unless he has a huge number of rentals that you
    would be managing. I would be hesitant otherwise, keep your day job.
