    Question Question about square footage & estate sale

    Hi,

    We're trying to determine the square footage of our parent's house that was built in the 60's. When we look up the appraisal information online, it lists the following:

    Type---------Living Area
    Res 5.0------998
    UP------------1,194
    GAR 5.0------408
    STG 5.0------180

    All class "BV". Not counting the garage, would the square footage be 2,372 or 2,192?

    Also, we're going to have an estate sale before putting the house on the market. We're planning on handing out flyers on the house (that we're creating ourselves) for interested people who come to the estate sale.

    Would it be wise to get a realtor before the estate sale so that a competitive market analysis is done and we determine a listing price? Or should we wait until afterwards? We wouldn't want the realtor to take pics of the house in it's present condition until after the estate sale - plus we'll need to do some projects around the house to get it in better condition after the estate sale.

    The information you are looking up online is most likely the tax assessment which should be ignored.

    Put a tape measure on the outside of the house and calculate the width x length of the heated living area to determine square footage.

    You can start talking to agents now and just don't list if for sale until the house is ready. It is a real good idea to wait until all your projects are done before putting it on the market.
