    Question First Time Buyer --- Would like an opinion on this....

    Hi all! Just a quick intro, we have started looking for a home to buy in the Central NY area, we have lived all over this area and in other places as well so we have a very good idea of areas we like/dislike and what we need/want in a house. He just turned 30, I am not far behind . Also we are pre-qualified! I have a handful of valid reasons for not just saying F.U. to this house below and I will be glad to share them but this post is getting long already

    I'd love some opinions on why the situation below may be happening... We have a buyers agent who has showed us a handful of homes so far but there is one place we have been trying to see since day 1.

    We had an appointment on our first trip to seeing homes, which ended up being cancelled by the seller about two hours before hand.
    The second time I will concede I gave a short notice, late one evening I emailed my agent and requested to get us an appt for the upcoming day anytime after 12noon. The seller said they couldn't do it.
    The third time I emailed my agent to make an appt. at least 3-4 days before hand, and the agent says they confirmed the appt and then cancelled again on the morning of the appt.

    I am trying to remain pleasant and not get frustrated but WTF! I may not be so pleasant if I request another appointment and it gets cancelled again.

    a few things here going through my head:

    a) I am just assuming, but doesn't the contract that a seller signed with the listing brokerage have spelled out expectations of what the brokerage expects from the seller and that one would be they allow the home to be shown??

    b) mostly just a big wtf... why list your house for sale and then prevent prospective buyers from seeing it that seems counterproductive and a waste of time & money and resources.

    c) should I suspect my buyers agent is for some reason trying to prevent us from seeing the house? Perhaps a rivalry with the listing agent or some other reason????

    d)WTF! as a buyer do I have any recourse at all, ie contacting the listing brokerage and describing what is happening. but that really seems like it would put a strain on things with both my agent and the already non existing relationship with the sellers.

    Can anyone here relate some similar experiences or explanations for the runaround going on here... Is it common????

    Sellers are people. People do things some times that do not make any sense. Such as list a home and then make it difficult for agents to show it......

    Seriously doubt your agent is not showing you a home that you are so highly interested in. Especially since this would mean they would get paid for their work. Of course, you could just ask your agent.....

    You really do not have any recourse for the sellers not making the home easy to show.

    Make another appointment and see what happens.

    Is this a short sale? If so the sellers might just have the house listed to delay the foreclosure and are not really interested in selling.

    Yes, the seller has a contract with the listing agent where it stipulates that the seller has to make the house available for showings. But, this does not matter if the listing agent doesn't have a spine and lets the seller walk all over them.

    If the problem is in the seller, then maybe the selleris not yet ready to sell the house and just want their propery to be listed.. If the problem is in the agent, maybe it's a short sale property.. Better make some further research..
    Find the best high rise condominiums with a monthly guaranteed rental income only at Lancaster Atrium.

    I believe home buyers do not require any tips as they are quite known to all the terms and factors that are necessary....
