Default fastfood restaurants needs my house and property to expand

    hello all,
like the title state i live right next to a fast food place and they want to put in a double lane drive thru. there is no other way they could accomplish this other than having my land which my house is on.
they sent surveyors out today and were measuring the yard..i assume an offer is coming..(the previous owner had refused offers from them decades ago)..

just wondering if there is any resources for getting information on what to do in a situation like this.
I know i've heard from people that businesses usually pay a premium over the estimated value of the house but have done searches online and have not come up with anything concrete.

at market peak the house was valued at 245K, and was last appraised at 185K about 18 months ago..selling it for current value is of no interest to me..

    just looking for advice.
    anyone been through this before?

thank you very much for any help.

If the offer comes in low don't reject it. Make a counter offer for higher than you want and then negotiate/haggle down until you reach a price both of you can agree on.

There is limit to how much your property is worth. They know how much they can make from the drive through and this will drive their motivation.

Are they planning on buying the whole house, or just a protion of the yard? Is it sub-dividable? You are in a great position. They wnat it more than you, so you can dictate what happens.

Try negotiating a price with them i guess that would be a win win situation for both the parties
