    Lightbulb Seller finds buyer

    My home is listed with a NJ Broker. If I find a buyer myself from someone calling me or a relative, what happens to the agents commission split?
    Also, what procedure must I follow legally?

    You need to follow the terms and conditions of your contract and the law in your specific location. I would suggest discussing this with the agent you have your home listed with since we cannot give you legal advice and have not ever seen the contract you signed.

    Most likely the agent gets to keep all the money but like Mark said, you need to see what it says in your contract.

    Although as mentioned before we do not have the contract you signed, many brokerages have a clause in the contract and especially if it is an exclusive right contract, it doesn't matter who bringds in the buyer you, the agent or another agent, the broker gets paid. Read the listing agreement, it is in there.
