    Default Why buyer agent gives back half point to seller?

    I have a house for sales in Santa Clara county, CA. Buyer agent commission is 2.5 percent (typical in the county, I believe), also as recommended by my agent.

    In the offer, the buyer agent specified his commission is 2 percent, knowingly less than offered 2.5 percent (he pointed out so in the summary cover letter).

    Is there any significance to this? What are the reasons he would do so?

    Some additional info, I have no clue whether relevant. The offer includes a pre-approval letter and the approved amount equals the offer price, which was less than the listed price.

    Default Was their seller paid closing costs?

    In Oregon his lowering his commission would simply raise the listing agent's take. It is generally frowned upon and often against the rules to put that type of thing in the offer. California is different than us in that you can kick back commissions from what I hear.

    Another possibility is he is trying to make sure you have a little incentive to take the deal.
