Am I expecting too much from my realtor?
Hi guys,
It's my first post and I registered on this forum just to ease my worries.
I am currently on my second real estate agent.
My first agent got tired after showing me 2 houses (we were supposed to see 3 but he couldn't get into one). I pointed out my likes and dislikes but he kept on convincing me how I can't have a perfect house, etc etc. He wasn't good at communication so I decided to find another agent.
The second agent asked me to come into her office and explained me the home buying process and asked me to sign her as my agent. I agreed and that was 3 weeks ago. However, all I am getting are property listings in my email without any follow up via email or phone.
Here is my question: When I signup with a real estate broker or agent to help me purchase a house, what should I expect? I haven't received a follow up from neither agent. Is it up to me to find a house to my liking? I was expecting my agent to call me on a weekly basis to touch base and invite me to come see some houses.

Every agent works differently. I would recommend meeting with 2 or 3 agents before you decide to work with anyone. Be very honest about what you are expecting and ask a lot of questions about how they work with a buyer. Working with a true real estate professional can be very rewarding. However working with a part-time agent can be less than satisfying.

What if you called the listing Realtor so they can show you the house you want to look at. If you want to make an offer go to your lawyer and make the offer through him/her.

Thats a little different
Everyone seems to think that if they bypass working with a Buyers agent and go directly to the listing agent they will get a break. However, the listing agent has a contract and in most cases is getting paid to sell the house and will receive the full commission or close to it if there is no other agent involved. I would strongly recommend that a buyer work with an agent that represents them. A good agent can save you a lot of money in negotiations and knowing what homes
are selling for.

I did interview 4 agents via telephone. I settled with my current agent cause she knows the area where I want to buy. I think she is good at what she does and is a full time agent.
I just expected some follow up which I haven't gotten. I made telephone contact about a week ago.......and over the phone she seems reassuring.......but I need to be shown houses and I don't think she is being proactive.
Now as far as me going directly to the listing agent......I signed a contract for her to represent me (which can be dissolved if I decided not to work with her anymore) so I can't go behind her back.

Glad you interviewed 4 agents. I have found that its always better to take care of your concerns early. I would call her tomorrow and let her know that your very eager to get out and start looking. I really think that a face to face meeting is important in the beginning. I always meet my clients in the office and lay out an action plan. Its important to know what each party expects. Communication is the key in any business relationship so talk with her and let her know what you are feeling. She is probably a great agent and will respond positively. If you decide to work with another agent make sure you
are released from your current contract before looking at any properties.

Thanks SaltCityBroker. BTW, when you show properties to prospective homebuyers, do you show all the properties in your car or do the clients follow you in their own car house to house?

No Problem Titus!
I would say that about 90% of the time my clients ride with me in my car. On the rare occasion they don't its usually because they have to many people with them or they want to leave directly from the last showing. I like it better when they drive with me because we talk about the properties on the way to the next stop.

Thank you for that information. I asked one of the agents I interviewed, that same question. She told me me that we would meet at a central location and then she would get in my car and we would go and see the properties. I told her that I might not have space since I will have my husband and a toddler, and she then said she can "squeeze in" with no problem.
Needless to say.....I decided not to go with her.

You're not expect too much.To find a satisfied house is the duty of agent.The problem is the way you find agent.You must make sure your agent is a responsible and should better a experienced person.
