How can I sell an open lot?
Hello, my brother and I own a residential lot that previously had a house on it but was demolished due its condition. The property is next to a chiropractors office that is up for auction and we have tried to donate the property to the chiropractor or the city but no body will take it. We are currently paying $11.36 every 3 months on sewage. Does anyone have any suggestions on how to get this nightmare off our chests?

Contact a local real estate agent in your area and inquire if the lot can be sold. Consumers are usually looking for a property with a ready-built house on it because few have the money or time to build an actual house on their own. But there will always be that potential customer who is looking for an investment. But first you have to check on what is making the property unmarketable. Is it location, the design or defects like an open manhole or sewage line that would make it unappealing to a customer. Either you fix it or sell it or offer the lot at bargain basement price.

Well honestly I think the the problem is its location. The property is in an indecent part of town unfortunately.

I think you need to fix the lot first so you can sell it on your desired amount.

There are companies who specialize in difficult to sell properties. Check out this article from CNN.com America's ugliest homes - The winner (1) - CNNMoney.com.

I must wonder about someone that uses the word REALTY as part of their forum name that does not already know the answer to this question......

Well the only reason I am unsure of what to do in this situation is that my brother and I inherited the business and I'm only 19.

My somewhat sarcastic point is that someone that selects a forum name with the word REALTY in it should already know the answer to question regarding real estate.

I would suggest that you see if you can donate it to a local church or other nonprofit organization after you have consulted with your tax & financial person.Mark Brian Silver Star Real Estate
