    Default Uh oh, did we goof?

    Hi guys! Need some help/ advice on a situation....

    Hubby's and I saw some houses online that we loved. On a whim, called the listing agent on the one we loved most, Mike, to show it to us and show us 4 other ones we had found.

    Need to sell our house too and a number of friends recommended a particular agent, Jim, so we called him for that. Decided to use Jim as a buyer's agent ONLY if we liked the house that Mike is the listing agent for since Mike can't be both seller's agent and our buyer's agent too. If we like any other houses Mike shows us of course Mike would be our buyer's agent for them. We are not looking at other houses with Jim.

    Mike is very perturbed that we are not using him to sell our house and that we are not using another agent in his firm to be our buyer's agent if in fact we do like his listed house. We did not cut Mike out or renege on anything previously talked about. We just went with a recommended seller for when we do sell.

    I feel like if we do end up liking Mike's listing that he will play super hardball to make it difficult for us to negotiate a sale. Am I over thinking this? Would he be that petty? I feel like we made a big faux pas but i can't figure out what. The last thing I wanted was to step on anybody's toes and was super upfront about the fact that while I'm sure that Mike is a great seller too we just went with a number of recommendations from people we knew. Arrgh...

    Any thoughts? What to do to make things better?

Property values are a difficult thing to understand, as they typically stagnate (or even fall) during some phases of the property cycle but can also rapidly rise over a short time period.     You are getting way ahead of yourself.

    The first thing you need to do is sell your house before you can buy another one. By the time you sell your house the first 5 houses should be sold and off the market. If not then they are overpriced. Especially if you are like most sellers and you overprice your house because yours is the best house on the street.

    Just because your friends recommended an agent does not mean that agent will be the best one for you. You should interview a number of agents and find the one the matches you and your plans.

    The first agent sounds like they are going to be a problem. If you have not seen any houses with him then don't. It will just make things worse. If this agent shows you his listing and then you use another agent to buy it he could make it difficult for your agent to get paid plus the difficulty he could pose in getting a good deal.

    Every agent wants to double-end a transaction, or at least get someone in their firm to do it. Pressure on the client right off the start = find another agent who isn't in such a huff about trying for a double on you.
