    Default Ethics or Legal issue or none of the above

    My son recently was in the process of completing a bid for a home. His agent called the selling agent to discuss the property. I assume my sons agent told the selling agent of my sons offer.

    The Selling agent replied he had just received another cash offer for 13,000 more and would be accepting it later unless a higher cash offer came in. At this point, this placed the value of the property in a price range that was not suitible for the home.

    Later the next day, the home had not changed from active to sale pending so I emailed the agent from his website and inquired about the property. He stated he had 2 offers and that he would be accepting one later that evening.

    Two days later, the property still shows active on the market. We think that there has to be something wrong here.

    This is in Texas, can someone advise about this issue.

    We believe he is trying to intentionally inflate the price.

    It sounds like your son is looking at a foreclosure.

    So, once an offer is accepted by the selling bank it can take some time for all of the paperwork to get circulated to the buyer and the out of town bank. Once all the paperwork is completed then it is listed as under contract.

    I have a buyer under contract on a foreclosure and we have been waiting for weeks to get the paper work from the bank.

    And about your remark that the SELLER'S agent is trying to inflate the price. This is what his job is. If he was selling YOUR house for YOU wouldn't you expect him to try to get the most money possible out of a buyer?

    Thanks but its not a foreclosure. Yes I would want him to get the most for my home in a legal and ethical manner. Appears now today, he tells our agent the cash offer was only 7k more than ours. Too many stories.
