Tips To selling a house
What are the best strategies that you used to successfully sell a house? If so did you sell the house at a higher or lower price then the price asked?

Some of the "best" strategies include: Marketing the crap out of CORRECTLY priced home.
The MLS and the price sell homes. Peri-f**in*id. Even if you got a 3 bedroom 2.5 bath
2300 sq. ft. new house in gangland, you'll find some idiot who'll buy it because it's priced to move and not sit there for two years like how the rich aholes price their homes.
Yes, 9 times out of ten, they sell for less than asking, but they sell so who cares.
Yeah, I know the closings take longer, but I didn't say I'm personally involved any longer with closings I know will take that long. Forget that noise, keep your hundred bucks. Not worth the effort.

Sell using FSBO and no real estate agent. Just pay a flat fee broker for access to the MLS. When you list it offer to refund the buyer 3% if they are using an Agent or 6% if they don't use an agent.
If you keep the agents out of the picture as much as possible you can sell for a better price and less hassle.

It depends on many things like location and market area. I mean no one will sell their house in price asked as negotiation will be done looking at the condition of house and its near by location. Also, approaching it to the service provider who will sell your house quickly can be much better as I am stating this with my experience and it gives very sure results.

The #1, universal, best strategy for selling a house is to have the property listed at a competitive, or even a minimally discounted price. Great marketing, staging, "bonuses" and effective dialogues will (almost) always take a backseat to a property that is priced as a good value.

1. Please provide proof of this. You can't! Real Estate Agents provide a valid service so the statement you made is rude. To be real simple about this, who do you think helped set the home values in your neighborhood? Often these FSBO's are consulting with agents and agent mls data prior to listing a home on the market. Second to this is that its been proven that FSBO's overall make less profit than those homes sold on the market by Realtors. Third to this is the fact that there are laws and regulations that Realtors help with so you don't end up in Court for not disclosing something or having some error in the contract. Agents handle phone calls, contracts, marketing aspects, updates and analysis of the market, are available to show your home in the day when you are working. Some people move quick and you need to be ready when the Buyer is. Its not the other way around these days.
I'm not saying don't do a FSBO but I am saying have some respect dude!
2. You can't sell a home properly priced if it isn't marketed properly.

Listing the house at an accurate price will make it much easier to sell. Always know the least amount you will take for it, and push for more than that. With every buyer you should approach the situation differently imo
